Harlem Wizards are Coming to Fremont October 9th!

The Harlem Wizards will play the Fremont National Bank/MainStreet All Stars on Sunday October 9th, 2011 at 2pm in the Midland Event Center.  Tickets will go on sale mid-September at Fremont National Bank, First State Bank, Pinnacle Bank and Lou's/Nebraska Sports.  There will also be a cheer/basketball camp held on Saturday October 8th at 1pm at the Midland Event Center.  For registration or more information on tickets call (402)721-2264

MainStreet Fremont attends Omaha Developer Meeting

Grand Island and Fremont Main Street Leaders Take Time to Learn from Omaha Developers  

Twelve people from Fremont and Grand Island joined Omaha developers and architects Tuesday to understand how to develop upper floors in downtown buildings. Alley Poyner Macchietto Architecture hosted the meeting and architect Martin Kluck of the firm and Darren Smith of Arch Icon Development were the principal presenters. Kluck and Smith laid out the development of projects from concept to construction and the group discussed the pitfalls involved. Lively discussion covered every aspect of development from owner buy-in to using historic tax credits. Following the discussion, longtime Omaha area developer Todd Heistand gave attendees a tour of the Tip Top Building in which the architecture firm is located. The Tip Top was a Ford Manufacturing plant where Model T's were assembled in 1917. In later years it became the home of Tip Top which manufactured, among other things, the Bobby pin which was invented in Omaha. The building now houses professional and commercial space on the first floor and residential on floors two through six, including a health club, guest accommodations and one- and two-bedroom loft apartments. "It really does boil down to funding," Smith said. That funding includes a mix of private investment and tax credits. The end goal, he said, is to revitalize the entire downtown. Smith has done extensive work in his home town of Woodbine, Iowa. He said Iowa has a state historic tax credit which helps. Nebraska does not. Kluck urged participants to contact the State Historic Preservation Office before beginning any work. They can tell you if the building is on or eligible for the National Register of Historic Places (a requirement for the federal tax credit and the state Valuation Incentive Program) and walk you through many of the fundamentals before starting, he said. 
 

Update on Possible Historic Tax Credit Legislation

The Creating American Prosperity through Preservation (CAPP) Act and the Historic Homeownership Revitalization Act of 2011 (HHRA), long championed by the preservation community and its allies, were recently introduced in the House of Representatives.  CAPP (H.R. 2974) represents the latest attempt to modify the federal historic tax credit so that it is more accessible to historic rehabilitation projects located in "Main Street" commercial districts.  HHRA (H.R. 2555) creates a new federal tax incentive for owners of historic homes that would defray the cost of maintaining and retaining their home's historic character.  Together, this legislation would drive construction dollars, jobs, and economic development to our nation's historic neighborhoods and commercial districts-making them safe, attractive, vital, and enduring centers that enrich our lives-and protect our rich architectural, historical, and cultural heritage. Downtown Crazy Days Event - Saturday July 23, 2011

Please see the link below for an article in the Fremont Tribune about Crazy Days July 23rd in Downtown Fremont!  Be sure to come check out all the family friendly activities and bargains!  The event is from 7 am to 3 pm with a ball drop including prizes at 9, 10 & 11 am, pony rides, face painting, wellness checks, bike rodeo (kids bring your own bikes, food vendors and a Touch-A-Truck event and sidewalk sales galore!

July is National Independent Retailer Month

This month is national independent retailer month.  The mom and pop store is the heart and soul of any community.  We happen to have many great locally owned and operated stores in our downtown district.  I would challenge you all to shop locally whenever possible.  You might just be surprised at all the treasures downtown Fremont has to offer.  From great restaurants, men's, women's and children's clothing, baby items, pet items, books, antiques, tattoos, quilting and scrapbooking, shoes, outdoor flowers and even garden items Downtown Fremont is sure to have just what you are looking for.
